Schnabel Lowers Price on Pink Palazzo


Larger-than-life artist/auteur Julian Schnabel has slashed the price on a duplex in his controversial Pepto-Bismol-pink Palazzo Chupi by more than $2 million. The apartment in question, one of several luxe spreads in the building, was originally listed at $27 million earlier this year, then quickly increased to $32 million, but Schnabel just lowered the asking price to $29.5 million, the Wall Street Journal reports. Richard Gere bought one of the lower-floor apartments for $12 million last year and recently put it back on the market for $18 million.

The apartment's Old World features include 14-ft. tall plaster walls, massive hand carved fireplaces, handmade bronze railings, solid stone and tile floors, and wood ceilings, all hand-selected by Schnabel -- as do those in the rest of the building, which is featured in Vanity Fair's May issue. The price cut is probably indicative of the slightly slumping Manhattan real estate market, which many feel to be mostly recession-proof. You can view the listing here.

Grace Bay Club Unveils Estates


The gorgeous Grace Bay Club in the Turks and Caicos has unveiled plans for The Estate, a collection of 22 "custom-designed ultra-elegant residences" set to debut in November. The luxury resort is building the deluxe dwellings on its prime parcel of 11 oceanfront acres just steps from the beach. Each 4500-sq.-ft. unit will have four bedrooms, four bathrooms, a steam shower, a library/media room and wraparound terraces; floor plans are customizable. The Estate development also includes a multi-tiered oceanfront pool, luxury cabanas and a Personal Concierge program. Prices range from $2.8 million to $5 million-plus for a penthouse.

The luxe all-suite resort is also home to the "longest bar in the Caribbean", which stretches 90 feet across the Grace Bay Club beach with its cabanas and spa tents. Constructed of black marble, the infinity design "creates the illusion that the entire structure is floating above the Caribbean sand and extending indefinitely into the ocean." We're getting thirsty just thinking about it.

Arizona Townhouses Up For Auction


This Arizona auciton isn't as lavish as the one of million dollar homes I covered a few weeks back but it's another real estate discount. Trammell Crow Residential has announced the auction of the Quarter Condominium Residences at Westgate City Center in Glendale, Arizona. Up for purchase are 35 two and three-bedroom townhouses. The Quarter at Westgate City Center has two resort-style swimming pools and heated spas, shaded ramadas with natural gas grills and a fitness center. A clubhouse for residents includes a kitchen, custom-designed indoor/outdoor fireplace, WiFi access, and a four-panel flat-screen TV wall.

The townhouses are part of the $1.5 billion Westgate City Center which will have 6.5 million square feet of commercial, retail, hotel and residential space including access to NFL and NHL games at two arenas, an AMC Westgate 20 Theatre, and restaurants like Bar Louie and Fox Sports Grill. The auction will take place on Sat., June 7 at 1:00 p.m. at the JW Marriott at Desert Ridge, located at 5350 East Marriott Dr., Phoenix, Arizona. Minimum bids for the townhouses available at auction will start at $195,000, which is approximately 35 percent below the highest previous asking price Two-bedroom townhomes had previous asking prices of up to $485,321, and three-bedroom townhomes had previous asking prices of up to $552,520.

Missoni Moves Into the Hotel Business



On the heels of Versace's newest palazzo project, fellow Italian fashion house Missoni is getting into the hotel act as well. The company, famed for its signature zigzag-striped knitwear (as modeled here by Kate Moss), is partnering with the Rezidor Hotel Group, owners of the Park Inn, Regent and Radisson SAS brands, on the project.

According to Rezidor, the 5-star Hotel Missoni will embody "a strong interest in design, an appreciation of detail, an understanding of food and wine, a belief in authenticity, a cognizance of culture from a contemporary point of view, and a strong and equitable set of social values." The first two branches are planned for Edinburgh in Scotland and Kuwait City, slated for opening in 2009.

Missoni creative director Rosita Missoni will spearhead the project in conjunction with fashionable Milan-based designers Matteo Thun & Partners. Thun has spec'd out a black, white and silver color scheme for the 129-room Edinburgh hotel, which is more business oriented, and "saturated" colors for the Kuwait City branch, which will be more leisure oriented. Mega-Yacht Marina Planned For British Columbia


British Columbia's waterfront condo market is booming but I hadn't considered that the ample waterfront space might also be a spot for luxury yachts. The Vancouver Sun reports on the proposed mega-yacht marina which is scheduled for Victoria in 2009. The planned $20-million, 48-berth marina at Songhees would attract larger yachts ranging from 65 to 140 feet long and is designed to offer a permanent place for these larger yachts. The marina will be located at the entrance to the Victoria Harbour and will consist of two symmetrical one-story buildings that will sit at either side of a 46-slip marina. The architecture of the buildings will mimic the look of a yacht setting out to sea, with sweeping bows, squared off sterns, and solid stainless steel rigging. From above, the view of the rooflines will look like a stylized yacht propeller. In addition to the Yacht Club facilities, the marina buildings will also include a public restaurant and lounge, the Harbour Heritage Coffee House, as well as a supplier of marine provisions and a yachting concierge marine management center.

La Melonera, Winemaking Estates in Spain


I've seen a few real estate developments that combine vineyards and residences in the States and it seems that idea is becoming popular elsewhere. Decanter reports on La Melonera, a new 200 hectare (approx. 495 acres) development in southern Spain's winemaking region, Ronda's Serrania. Buyers will take on a section of the vineyard and make their own wine with the help of expert winemakers. The plots vary between 12 and 48 acres. The estate is planted with local grape varieties including the La Melonera which gives the property its name and the first harvest is expected in 2011. Sales of the properties will begin in June and prices start at 3.5 million euros.

Palmetto Bay Resort Planned For Belize


Another new resort is planned for Belize, an area that has been experiencing a major development boom over the past few years. The Palmetto Bay Resort at Maya Beach will be located on Belize's Placencia Peninsula in an area situated on 16 miles of white sand beaches and backed by the scenery of the Maya Mountains. Palmetto Bay will offer beachfront real estate and four star amenities and will be the first development in the Caribbean designed 'green' from inception.

The first phase of the gated resort, which is currently under construction, will be comprised of 36 whole ownership, luxury beachfront condominiums ranging from approximately 1,100 to 4,500 square feet, each with open views of the Caribbean. Prices will start in the high $200,000s. The turnkey one- two- and three-bedroom residences are spread through two low-rise buildings. Designer Julieanne Dobson who also worked on Francis Ford Coppola's Turtle Inn in Belize will create the interiors using warm woods and natural stone, vibrant contemporary textiles, and niche lit Mayan and African inspired art.

Ownership at Palmetto Bay Resort will include access to fitness facilities, conference rooms with wireless internet; 24-hour reception and security; fully equipped luxury kitchens with gourmet utensils and stainless steel appliances; balcony barbecues; and lush, mature landscaping with use of indigenous fruit trees and plants. The property will feature a 300-foot oceanfront infinity pool, a 400' private beach, beach boardwalk, and private dock.

Green factors include geothermal, solar, and water filtration technologies, which alone is estimated to conserve 1,000 gallons of water per day at full occupancy. Sales have begun on the property.

Palazzo Versace Dubai's Dress Rehearsal


The over-the-top Palazzo Versace Dubai development, plans for which we first told you about back in 2005, is getting a dress rehearsal of sorts in London. Over the next six weeks, famed British department store Harrods in Knightsbridge will feature model rooms from the Palazzo, furnished with marble and gold accents and exclusive designs from Versace's home collection.

The massive 1.4-million sq.-ft. project, slated to open in 2009, is modeled on the Palazzo Versace Gold Coast in Australia. It's comprised of 213 five-star hotel suites and 169 private residences, over 50% of which have reportedly been sold. Amenites include a scuba lagoon, pool bar, rooftop labyrinth gardens, day spa, ballroom, marina, and of course a Versace boutique. Christian Lacroix had better get a move on with his own fashionable Dubai development if he doesn't want to be left in the dust.

Quivara, More Major Development Planned for Los Cabos


In the last five years we've seen the Los Cabos area of the Baja peninsula in Mexico go from spring break headquarters to a luxury hot spot. The newest entry into this crowded market is Quivira Los Cabos, $1.5 billion luxury residential resort community launching this spring. Quivira is 1,850-acres of property that includes three miles of beaches. Qivara will be home to a Ritz-Carlton resort on the ocean as well as Ritz-branded private residences. There will also be two Jack Nicklaus-designed courses on the property and it is already home to the Pueblo Bonito Pacifica Holistic Retreat and Spa, a highly-rated destination spa. Estates, villas, condos and home sites will all be offered for sale.

Jepson Winery For Sale


Small Califonria winery Jepson Winery north of Hopland in Mendocino County is back on the market. The Press-Deomocrat reports that the listing comes less than three years after the winery was acquired by an investment group that planned to create high-end estates on the 1,200-acre property. Facing a softening real estate market and tough building restrictions, the investment group opted to sell rather than pursue the project.

The property includes a turn key operating winery (which also has a special permit to distill and produce brandy and vodka) and a custom crush facility with 121 acres planted to vineyard under contract consisting of 12 different varietals plus an additional 100 acres plantable. The building also includes a winery building with a permit for 44,000 cases, tasting room, Victorian office/residence, guest house, shop, storage barn, pond and those other 1,000+ acres which can be developed as real estate. The property is listed at $10.5 million with NorCal Vineyards.

Calgary Condo Market Still Growing


The Canadian luxury condo market continues to surge. According to the National Post, Concord Pacific Inc. is planning a new luxury development in the hot Calgary market. The project will be located in the Eau Claire area and Terry Hui, Concord Pacific's president and chief executive, says that the project will be the most high-end building the city has ever seen. The 14-floor condominium will contain 185 grand luxury suites ranging between 1,000 square feet to 5,000 square feet. The project will be designed by Canadian architects Arthur Erickson and Peter Busby. Can Calgary support a project with units of a $1-million to $5-million selling price? Local condo watchers say yes. Check out this recent article by Richard White in the Calgary Herald. He got his hands on a copy of independent condo market research firm MPC Intelligence's newly released Calgary Condominium Market Report which shows that Calgary is still going strong, although it's not as hot as it was in 2005/2006 when projects would sell out in a couple of days.

Christian Lacroix To Design Dubai Tower

Dubai is making their mark on the world of luxury living with a new coastal, residential tower designed in conjunction with Christian Lacroix providing the style and ambiance of the façade, interior and lobby of the thirty-eight-unit building. The designs will be constructed around paradoxes: east meets west, contemporary and baroque, and old meets new. With no word on when construction will begin, what the building will be named or how much the units will sell for the newest addition to the Dubai landscape is sure to wow the wealthy and intrigue real estate investors the world over.

The Orchid House Finds Mystery Buyer


Three years ago I first wrote about the unique landmark houses that are part of the Lower Mill Estate in Gloucestershire, England. The houses, designed as second residences, are all unique, some have rooms that open, revolving doors or are designed to slide out over the lake. One of the most interesting, the Orchid House has sold for £7.2 million. The Orchid House design is based on the bee orchid found on the reserve. It was designed by Sarah Featherstone and will take three years to build but when it is completed it will hopefully produce more energy than it uses, relying on geothermal heating and cooling, rainwater and solar and wind power for energy. The buyer hasn't been named but is rumored to be in the entertainment business. I can easily imagine this development as a celebrity version of a grown-up Andrew Henry's Meadow.

Grand Cascades Lodge, Second Homes For Low Prices In New Jersey


New Jersey isn't one of the spots that most people think of as a second home destination but it's proximity to New York makes it a desirable destination. The Grand Cascades Lodge at Crystal Springs is offering lodge vacation homes in Sussex County, New Jersey. You aren't close to the beach here but it is located about an hour from New York City and offers golf, hiking, mountain biking, horseback riding and winter sports. The resort community offers single family homes, townhomes and condominiums. Grand Cascades Lodge is a 212-suite condominium hotel and at Balmoral Estates there are custom homes available. The Grand Cascades Lodge has full hotel services and condos that feature a a gourmet kitchen, bathroom with Jacuzzi tub, gas fireplace with cultured stone hearth and a balcony. The Lodge amenities include the Biosphere, a 10,000 square foot atrium with two heated pools surrounded by tropical gardens, Reflections Spa, an exclusive Owner's Lounge, The Springs Bistro, a fully-equipped fitness center, a meditation garden, natural turf putting course, chef's garden and an outdoor fire pavilion for special functions or private dining. Palisade Palms, High Rise Condo Life on Galveston Island

Fear of hurricanes isn't stopping big building on Galveston Island in Texas. The Palisade Palms currently consists of two modern curvilinear towers with panoramic views over the Gulf of Mexico. The Palisade Palms is the first "on the beach" condominium to be built on Galveston Island in more than 20 years and the 27-story towers offer easy access to the surf and sand of East Beach. The 288 units range from 1,000 to 3,000 square feet. Amenities include two pool areas with spa hot tubs, a plaza deck with a fire pit, fitness center, tennis court, media lounge, private party room, gazebo, concierge service and more.

and reports that the project is already 95% sold out and that the developers are making plans to build six more towers next door. The units have been selling from $500,000 - $1.6 million.
